We pull an eviction record search from every county you have lived in. Eviction filings are not considered negative unless they show a pattern. Eviction lockouts (sheriff lockout) will result in an automatic denial.

We accept up to 5 references to speak on your behalf regarding your rental history and character.

We do not have a minimum credit score. We look at the following in regards to your criminal and credit history, which will result in automatic denial:

(1) judgements placed against you by former landlords or utility companies and

(2) malicious convicted felonies against people, places or things in the last 3 years.

Household income must meet or exceed 1.5x the monthly rent. Proof of income is required and verified through Paysource screening.

We meet all applicants, prospects and new residents in person for showings, lease signings and key pick up. We also utilize an ID verify program that confirms you are who is on your ID via Biometric screening. We believe this method assists both sides of the transaction. You know us and we know you.
