At First Class, turnover work isn’t subcontracted or handed off — it’s executed directly by the owners, Ally & Andy. From painting to flooring to punch list completion, every detail is handled in-house, ensuring quality, speed, and accountability.
Licensed contractors are only brought in for specialized trades like plumbing, electrical, or roofing — everything else is done by the people who care most about your property: us.

our most common scope for an average wear & tear

Includes:

  • Interior repaint @ $0.81/sqft (required if occupied >6mo.)

  • Full deep clean (including appliances, light fixtures, baseboards)

  • Minor drywall patching as needed for painting

  • Air filter, smoke detectors, blind replacement

  • Lock re-key

  • Final condition walkthrough 

Note: Plumbing, electrical, and fixture replacements are excluded and handled by licensed vendors. Additional vendor coordination is subject to a 6% markup.

estimated range: $4,800-$9,500+

For outdated units or those requiring finish upgrades

Includes everything in Standard, plus:

  • Flooring replacement (LVP)

  • Cabinet refinishing or replacement

  • Countertop upgrade

  • Appliance Package Install

  • Vanity + Mirror Upgrades

  • Bathroom Hardware Replacement

  • Cabinet Hardware Replacement

 

Note: Paint cost is calculated at $0.81/sqft. Licensed trade quotes are billed separately with a 6% markup.
