To ensure fair, consistent, and legally compliant housing decisions, all applicants are evaluated using the same objective screening criteria in accordance with the Fair Housing Act, HUD guidelines, and the North Carolina Real Estate Commission (NCREC) tenant-landlord regulations.
Applications are reviewed without regard to race, color, religion, sex, national origin, familial status, disability, or any other protected class. All approvals and denials are based solely on documented income, credit, rental history, and background screening results.
Submitting an application does not guarantee approval, nor does it reserve or hold a property. Applications are processed in the order received.

income requirements
All applicants must demonstrate sufficient verifiable income to support the rent and related housing obligations.
To ensure fair and consistent evaluations, income is reviewed using the same standards for every applicant.
Household income must be verifiable through PaySource.
Minimum household income must equal at least two (2) times the monthly rent.
Income may be derived from employment, self-employment, retirement, disability, child support, housing assistance, or other lawful sources of income. Documentation will be required to confirm stability and continuity of income.
If total household income is less than two (2) times the monthly rent, a qualified guarantor may be used.
Guarantor requirements:
Income equal to at least four (4) times the monthly rent
Minimum 600 credit score
Subject to the same screening standards as applicants
Income requirements are applied uniformly and without regard to source of income, protected class, or method of payment, in accordance with the Fair Housing Act, HUD guidance, and North Carolina landlord-tenant law.

Credit history is reviewed to evaluate an applicant’s prior housing-related payment performance and financial obligations.
There is no minimum credit score required for applicants. Instead, screening focuses on housing-related credit risk.
All applicants are evaluated using the same objective standards.
No judgments, collections, or liens related to prior landlords or property managers
No outstanding balances owed to prior landlords, property management companies, or utility providers
No open bankruptcies
Credit history is reviewed solely for housing-related financial risk and is not used to discriminate based on protected class, source of income, or other non-financial characteristics, in accordance with the Fair Housing Act, HUD guidelines, and North Carolina landlord-tenant law.
Guarantors, when required, must meet separate credit and income standards.

rental history
Rental history is reviewed to assess an applicant’s prior housing performance and compliance with lease obligations. All applicants are evaluated using the same objective standards.
No outstanding balances owed to prior landlords, property managers, or utility providers
No documented lease violations related to nonpayment, property damage, or material noncompliance
Applicants with more than three (3) filings within the past five (5) years may be required to provide an increased security deposit equal to 1.5× the monthly rent.
Rental history is evaluated consistently and without regard to protected class, in accordance with the Fair Housing Act, HUD guidance, and North Carolina landlord-tenant regulations.
background check
Criminal background screening is conducted in accordance with HUD Fair Housing guidance and North Carolina law to evaluate potential risks to persons, property, and community safety. Criminal history alone does not result in automatic denial. Each case is evaluated individually using the same objective criteria.
No malicious convicted felonies involving persons, property, or animals within the past three (3) years
Consideration is based on nature of the offense, severity, and time elapsed since conviction
Arrests without conviction are not considered
This process is designed to comply with federal and state fair housing requirements while protecting residents, property, and the community.
first-time renters & students
We welcome first-time renters, students, and applicants who are new to independent housing. Because limited rental or credit history can make standard screening difficult, additional financial assurance may be required.
Applicants who do not meet standard income, credit, or rental history criteria may qualify with a guarantor who meets the following requirements:
Income equal to at least four (4) times the monthly rent
Minimum 600 credit score
No housing-related judgments, collections, or liens
Subject to the same screening and documentation standards as applicants
