Transparent pricing designed to scale with your portfolio - not inflate your operating costs.

Most property management companies advertise low management fees, then increase owner costs through maintenance markups, administrative charges, and vendor kickbacks. Our pricing model is straightforward. We charge transparent management fees, do not mark up vendor invoices, and price for long-term investor alignment.

Many firms advertise low management fees but add 10–20% maintenance markups per work order and turnover and layered admin charges that quietly raise your true cost. We don’t mark up day‑to‑day vendor invoices—owners pay vendors at cost. Our pricing is designed to stay simple, transparent, and aligned with your long‑term returns.

Management Fees

Our management​ fee is based on portfolio size and calculated on rent collected.

1 Property

10% of monthly rent payments collected

2 to 25 Properties

9% of monthly rent payments collected

26 to 75 Properties

8% of monthly rent payments collected

75+ Properties

7% of monthly rent payments collected

Management includes rent collection, tenant communication, maintenance coordination, owner reporting, lease compliance, and vendor management.

Leasing Fees

We handle the full leasing process from marketing to move in documentation.

Tenant Placement

50% of one month's rent

Leasing includes marketing, showing coordination, applicant screening, lease preparation, and move-in documentation. Also includes vacancy management such as utilities and bi-weekly inspections until occupied. 

Renewals

Lease Renewal Processing

$150 per renewal

Renewals includes market rent analysis, tenant negotiation, lease preparation and execution and periodic inspection coordination.

Onboarding

Property Onboarding

$300 per property

Onboarding includes account setup, lease review, tenant transition if applicable, trust account setup, and property documentation. Portfolio onboarding is capped at $1,500 per portfolio onboarding event. 

Inspections

Inspections

Two resident-guided digital inspections per lease term are included through our inspection system.

Owner-requested inspection outside of standard orbit

$125 per inspection

Capital Project Oversight

For larger capital projects, we provide structured oversight and vendor coordination.

10% of project cost.

Capital Project Oversight only kicks in when projects exceed 5,000 and are not handled in-house.
