At First Class Realty & Property Management (FCPM), we are committed to providing well-maintained homes for responsible residents.Our approval process is designed to ensure a fair and consistent evaluation of every applicant in accordance with all Federal Fair Housing Laws, the North Carolina Fair Housing Act, and NC Real Estate Commission guidelines.Each applicant is screened using the same criteria to confirm the ability to meet lease obligations and maintain a positive rental history.Meeting these criteria does not guarantee approval, but applicants who meet or exceed them are more likely to qualify.

Income

We use PaySource to verify direct deposit income and pay, you will connect your bank account directly to the application to confirm deposit and review overall income averages.

Minimum 2x monthly rent required for approval, income below this multiplier will require a guarantor.

Guarantors (co-signers) may be considered for applicants who fall short of income or credit criteria. Guarantors must show income of at least 4x the monthly rent and a minimum credit score of 600.
Credit
​
No judgments, collections, or liens related to previous landlords or property managers.
Applicants with open bankruptcies are not eligible for approval.

Rental​
History
No eviction lockouts in the last 3 years - automatic denial.

Eviction filings for any reason in the past 3 years will result in a double deposit for approval.

Verified rental history should show on time payment history, no lease violations and overall positive record.
Criminal Record
Criminal backgrounds are reviewed for offenses that pose a threat to persons, property or community safety.

No malicious, convicted felonies against persons, property or animals in the last 3 years.
All evaluations are made in compliance with HUD guidelines for criminal history.

First Class Concierge Services - Benefits Package
Resident benefits package is non-negotiable. Residents who lease apartments or units with landscaping included in the rent will only pay a $35/month resident benefits package fee. Standard fee is $100/month.
Utility Admin - All utilities remain in our name and are billed to you monthly + $15 admin fee.
Air Filters delivered monthly - Merv 8 or Merv 11 if pets are present. $20/mo.
Landscaping $65/mo. Residents in Multi-Family communities do not pay this.
