THE RENTAL PROCESS
From finding a home
to moving in.
Once a property catches your attention, review its details and rental requirements. Here’s what to expect from your showing, application, and move-in.

See the home in person.
Request a showing through the property’s listing. We show homes in person so you can explore the space and ask questions. You may also apply before touring.
Submit your application.
Review the rental qualifications before applying, then complete the application and provide the requested documents. We’ll follow up about any missing information and communicate the decision once the review is complete.
Prepare for move-in.
After approval, we’ll confirm your lease, required payments, and move-in instructions. Complete the required steps and arrange any utilities you’re responsible for before your scheduled possession date.

INCOME, CREDIT, RENTAL & CRIMINAL HISTORY
Approval Requirements
Income
Our standard income requirement is stable, verifiable gross household income of at least three times the monthly rent. Qualifying income may be combined across the applicants who will occupy the home.
Households earning at least 2.25 times—but less than three times—the monthly rent may be considered through either of these options:
• Provide a security deposit equal to one and one-half months’ rent.
• Apply with a qualified co-signer instead of paying the increased deposit. The standard security deposit still applies.
A co-signer must complete the required application and verification process and meet our applicable qualification standards. This option addresses an income shortfall; all other screening requirements still apply.
Income must be stable and verifiable through PaySource and supporting documentation when needed. Meeting an income threshold, providing a higher deposit, or adding a co-signer does not guarantee approval.
Credit
We review each applicant’s credit score and credit history, including payment history, outstanding obligations, and housing-related debt.
Without an approved guarantor, our credit-based security deposit requirements are:

600 or higher: One month’s rent.

550–599: One and one-half months’ rent.

525–549: Two months’ rent.

Below 525: A qualified guarantor is required for consideration.
Applicants may use a qualified guarantor to address credit qualification concerns. The guarantor must complete the required application and verification process, independently meet our guarantor requirements, and sign the required guarantee.
We also review unpaid landlord and utility balances, housing-related collections or judgments, and the other screening criteria. Adding a guarantor does not automatically guarantee approval.
Your approval terms, including the required security deposit, will be confirmed after the applicant and any guarantor have completed screening.
Rental & Criminal History
We review available rental history to evaluate payment reliability, care of the property, and compliance with lease obligations. This may include verification with current or previous landlords, rental payment records, documented lease violations, outstanding housing-related balances, and relevant court records.
An eviction filing alone does not establish that an applicant violated a lease or was ordered to leave. We review the outcome, circumstances, time elapsed, and any supporting information provided. Verified unpaid rental obligations, substantial property damage beyond normal wear and tear, or serious or repeated lease violations may affect eligibility.
Applicants with limited or no prior rental history may provide other relevant, verifiable information for consideration. Applicants may also explain disputed records or provide documentation showing that a balance or other issue has been resolved.
We conduct criminal background screening as part of the application review. Having a criminal record does not automatically disqualify an applicant.
When a relevant conviction appears, we consider its nature and severity, the time elapsed, the circumstances surrounding the offense, and its relationship to the safety of residents, staff, or property. We also consider information demonstrating rehabilitation, subsequent conduct, and a successful rental history.
An arrest or criminal charge alone is not proof of misconduct and will not, by itself, be grounds for denial. Applicants may identify inaccurate records and provide relevant explanations or supporting documentation for consideration.
We apply screening criteria consistently, consider reasonable accommodation requests as required by law, and respect legal protections for survivors of domestic violence, sexual assault, and stalking, including protected lease terminations

Decisions are based on reliable, relevant information and an individualized assessment using consistent screening standards. Approval remains subject to the complete application review.
