LEASE RENEWALS & TURNOVERS

A Lease Ending Shouldn't Put the Property into Limbo.

Renewal decisions, move-outs, rent-ready work, and re-leasing all affect how long a property sits and how smoothly the next tenancy begins.

We coordinate the transition from the current lease through renewal or move-out, property condition review, turnover work, and preparation for the next resident so each stage keeps moving.

RENEWAL DECISIONS & RENT REVIEW

A Renewal Should Be Reviewed -
Not Automatically Rolled Forward.

Before a renewal is offered,, we look at more than the expiration date.

Current rent, market conditions, resident payment history, lease compliance, property conditions, and the timing of the next leasing cycle all help determine whether renewal makes sense and what terms should be considered.

That gives the owner a clearer basis for deciding whether to renew, adjust the rent, change the terms, or prepare the property for the next tenancy.

The goal is a deliberate renewal decision based on the property, the resident, and the market at that moment.

RENEWAL COORDINATION & LEASE EXECUTION

Once The Renewal is Approved, the Details Still Have to Be Managed.

After the owner approves the renewal, we handle the administrative steps required to turn that decision into a completed new lease term. We prepare the renewal terms, communicate them to the resident, track response deadlines, obtain signatures, update the lease dates and rent when applicable, and maintain the executed renewal in the property record.

That keeps the renewal from getting stuck between approval and execution - and makes sure the next lease term begins with the documentation already in place.

The goal is a completed renewal, not just an approved one.

MOVE-OUT COORDINATION & POSSESSION RETURN

The Turnover Starts With a Clean Handoff of the Property.

Once a resident confirms they are leaving, the next priority is making sure possession is returned in a controlled, documented way.

We coordinate move-out inspections, access, key return, timing, and the initial condition review so the property does not sit in an unclear in-between stage after the tenancy ends.

That gives us a defined starting point for the turnover - what condition the home was returned in, what needs attention, and what has to happen before the next resident can move in.

The goal is a clear handoff from tenancy to turnover.

TURNOVER & RENT-READY COORDINATION

A Vacant Property Should Be Moving Toward Rent-Ready From Day One.

Once possession is returned, we define what the property needs before it can be marketed again and coordinate the work in the order it needs to happen.

Repairs, cleaning, vendor access, touch-ups, and final readiness checks are tracked as one turnover process so unfinished items do not stall the property between vendors or leave it sitting unnecessarily.

Before the home returns to market, we confirm that the approved turnover work is complete and the property is ready for the next leasing cycle.

The goal is less downtime between residents and a cleaner path back to market.

RENEWAL & TURNOVER PRICING

Defined Fees For Renewals - and For Vacancies that Stay on Hold.

A completed lease renewal is billed at $200, covering the coordination and documentation required to establish the new lease term.

Most turnovers move directly from possession to rent-ready work and re-leasing when we handle them in-house. When an owner chooses to delay, or control work that prevents the property from becoming rent-ready for more than 60 days, an extended vacancy fee of $75 per month applies.

That fee reflects the continuing management responsibility attached to a property that remains under our oversight even though it cannot yet move into the leasing cycle.

The structure keeps the distinction clear: normal turnover coordination is part of management, prolonged owner-controlled delays are not.

READY FOR THE NEXT LEASE TERM

Whether They Renew or Move Out, the Property Should Keep Moving Forward.

Lease transitions create decisions, deadlines, and work that can easily stall when no one is coordinating the full process.

We keep the renewal or turnover moving from one stage to the next so the property is not left sitting between decisions, vendors, paperwork, and the next leasing cycle.
