Rent collection requires more than sending a reminder after a payment is late. We track payment activity, identify delinquency, document resident communication, and follow a consistent escalation process based on the lease and applicable requirements.

That means owners are not left wondering whether a resident has paid, whether follow-up happened, or what the next step should be.
The goal is simple: clear records, timely communication, and consistent follow-through before delinquency becomes a larger problem.

LEASE ENFORCEMENT & NOTICE ADMINISTRATION
When Follow-Up Isn't Enough, the Next Step Should Be Clear.
When a resident remains delinquent or another lease obligation goes unresolved, enforcement should move forward through a documented process — not an improvised one.

We maintain the payment and communication history, reference the lease, prepare and track required notices, document deadlines, and coordinate the next step when the issue is not resolved.
If formal legal action becomes necessary, the file is already organized with the records and documentation needed to support that transition.

The goal is consistent enforcement, clear documentation, and fewer gaps between the lease requirement and the action that follows.

EVICTION COORDINATION & LEGAL ESCALATION
When Formal Action Is Necessary, the File Should Already Be Ready.
If delinquency or another unresolved lease issue reaches the point of formal action, the process should move forward with complete records and clear documentation.

We organize the lease, payment history, prior notices, communication records, filing information, deadlines, and case documentation needed to support the next stage. When attorney involvement is required, we coordinate the file and maintain communication through the legal process.
​
We also track the matter through hearing, judgment, possession, or other resolution so the owner is not left managing each procedural step independently.
​
The goal is organized escalation, cleaner handoff, and documented follow-through from filing through resolution.

Clear Fees for a Process No Owner Wants to Navigate Alone.
EVICTION COORDINATION PRICING.
Straightforward eviction coordination is billed at $100 per case and covers the administrative work required to prepare, file, track, and coordinate the matter through the normal process.

If an in-person court appearance is required, the first appearance is $50.
​
If the matter becomes contested, is appealed, or otherwise requires legal representation, we coordinate with outside counsel. Attorney fees, court costs, sheriff fees, and other third-party legal expenses are billed separately at actual cost.
​
The structure is intentionally simple: you know what our coordination costs, and outside legal expenses stay separate and transparent.
