RENTAL PROPERTY MAINTENANCE & OVERSIGHT
Protect the Property, Not Just Close the Work Order.
Rental property maintenance requires more than sending a vendor. We coordinate repair requests, evaluate urgency, document property condition, manage vendors, and keep the larger health of the asset in view.

Our approach is built around fast response, clear documentation, and informed maintenance decisions that help protect your rental property over time.
MAINTENANCE REQUESTS & TRIAGE
Fast Response Starts With Understanding What the Property Actually Needs.
Every maintenance request should be acknowledged quickly, but not every issue requires the same response.
We review the resident’s report, supporting photos, property history, and urgency of the condition before coordinating the appropriate next step. Routine repairs are scheduled, urgent issues are prioritized, and anything that suggests a larger property concern receives additional review.

Our standard maintenance response target is 24 hours or less, with communication and documentation carried through from the initial request to the repair decision.

VENDOR COORDINATION & REPAIR OVERSIGHT
The Right Repair Starts
With the Right Scope.
Once a maintenance issue has been assessed, the next step is making sure the work being authorized actually addresses the problem.

We coordinate vendor scheduling, repair scopes, estimates, required owner approvals, resident access, and completion documentation so the repair process stays organized from start to finish.

When the work is complete, we maintain the supporting records and condition documentation needed to show what was approved, what was performed, and how the issue was resolved.
The goal is straightforward: appropriate work, clear communication, documented follow-through, and better control over the condition of the property.

PROPERTY INSPECTIONS & CONDITION DOCUMENTATION
Property Oversight Means Knowing What’s Changing Before It Becomes a Bigger Problem.
Individual maintenance requests only tell part of the story. Regular property-condition documentation helps reveal wear, recurring issues, deferred maintenance, and changes that may need attention over time.

We document property condition through inspections, photos, notes, and organized records so owners have a clearer picture of what is happening beyond the latest repair.
The goal is to catch concerns earlier, maintain a reliable condition history, and make better decisions about the long-term care of the rental property.

MAINTENANCE PRICING & PROJECT OVERSIGHT
Routine Maintenance Coordination Is Included — Without Contractor Markup.
Routine maintenance coordination is included in our management service with no contractor markup. We coordinate resident communication, vendor scheduling, repair documentation, and owner approvals without adding a percentage to ordinary contractor invoices.

For larger, owner-approved projects over $5,000, project oversight is billed at 5%. That reflects the additional work involved in scope development, vendor coordination, budgeting, progress tracking, documentation, and completion review.
The goal is simple: clear pricing for routine repairs and defined oversight when the project becomes more involved.

PROTECT THE PROPERTY. REDUCE THE FOLLOW-UP.
Maintenance Should Protect More Than the Repair Itself.
Strong property maintenance is about more than responding when something breaks. It requires clear communication, documented decisions, reliable vendors, and consistent attention to the condition of the asset.
If you want a management partner that can coordinate the work, maintain the records, and keep you informed without making you manage every repair yourself, we’re ready to take it from here.
