COMMERCIAL PROPERTY OVERSIGHT & LEASING
Local Expertise for the Property You Manage.
Keep control of your commercial property with experienced local professionals representing your interests on the ground. Scheduled condition checks, tenant escalation, vendor access and operational follow-through.
For small commercial owners and authorized sublessors who retain day-to-day responsibilities and want a dependable local partner. Defined scope. Clear approvals. Consistent documentation.
LOCAL EXPERTISE. DEFINED RESPONSIBILITIES.
Professional Support. With You Still in Control.
Your property may not need full management to benefit from professional local representation. We support owners who manage leases, rent and tenant relationships themselves but need a reliable presence nearby.
Documented condition checks, agreed tenant escalation, vendor coordination, access and an organized action register help turn observations into informed owner decisions.
Owners retain spending and lease approvals. Master tenants and sublessors must establish authority under the master lease and any required landlord consent before work begins.

Monthly Oversight. A Clear Choice.
SCHEDULED PROPERTY OVERSIGHT — $225 / MONTH
One monthly visual check with up to 30 minutes onsite, photos and a concise report. One named site or suite, up to 2,500 sq. ft. and three tenancies within the visit allowance. Scheduled-service-only support; ongoing remote tasks are quoted separately.
PROFESSIONAL OWNER REPRESENTATION — $395 / MONTH
One monthly check with up to 45 minutes onsite, photos and report. Monthly operating review, action register, lease-date watch and owner/vendor liaison share 30 remote minutes. One named site or suite, up to 5,000 sq. ft. and three tenancies within the agreed allowance.
Onboarding: $295 per site for either plan. Choose one; plans are not stacked. You retain primary tenant contact and rent collection. Field allowances include 10 round-trip road miles AND 20 driving minutes from our agreed Charlotte dispatch point. Larger or complex sites, extra travel and tasks require an approved quote.
Month-to-month; 30 days written notice. No rollover of remote minutes. Final scope and fees are confirmed in writing before service begins.

LEASING & ADDITIONAL LOCAL SUPPORT
The Right Support at the Right Moment.
Request a defined quote for condition assessments, move-in or move-out documentation, vacancy checks, post-storm observations, vendor access, key handoffs and maintenance coordination. Vendor work is contracted and paid separately.
Licensed commercial leasing can include rental analysis, marketing, showings, screening administration, placement and renewals under a written agency agreement. Subleasing requires verified authority and appropriate documents; a standard commercial lease is not automatically a sublease.
À la carte pricing is available by request. We confirm scope, travel, approvals and fees before scheduling, crediting overlapping work already included in your retainer.

SCOPE, SERVICE AREA & COMMON QUESTIONS
Know What Is Included. Keep Control of What Matters.
WHO HANDLES TENANTS AND RENT?
You remain primary tenant contact and rent collector. FCPM handles scheduled services or agreed escalations within scope. Temporary collection requires separate authority, opening balances and trust readiness before funds are received.
CAN A SUBLESSOR ENGAGE FCPM?
Subject to verifying the master lease, subletting rights, permitted use and landlord consent. A master tenant is not represented as the property owner. Counsel reviews the actual sublease and authority.
WHAT DO CHECKS ESTABLISH?
Visible conditions in safely accessible areas. No licensed home inspection, engineering, code certification, audit or legal representation is included. Vendor bills and repairs are separate.
WHAT ABOUT TRAVEL AND AVAILABILITY?
Charlotte-area properties after route and capacity review. Includes 10 round-trip road miles AND 20 driving minutes. Extra travel is quoted. No unlimited availability or guaranteed emergency attendance.
HOW DOES CANCELLATION WORK?
Month-to-month with 30 days written notice. No remote-minute rollover. Handback reconciles unearned advances and unfinished promised work. Full management requires its own broader agreement.
