NORTH CAROLINA INVESTMENT PROPERTY ACQUISITION
Buying the Property Is One Decision. Operating It Is Another.
A property's purchase price does not tell an investor what it will cost to own, what it can realistically earn, or how much work it may require after closing.
First Class Realty & Property Management helps investors identify, evaluate, and acquire residential rental properties throughout our North Carolina service areas. Our brokerage approach is informed by hands-on rental property management experience.
THE FIRST CLASS PERSPECTIVE
We Know the Property Doesn't Stop Working After Closing.
The purchase price is the beginning of the ownership picture. Rent potential, property condition, vacancy, maintenance and operating expenses all deserve attention before an offer becomes a commitment.
We bring the questions that show up in rental operations into the acquisition conversation: What supports the rent assumption? What might delay leasing? Which costs recur, and which repairs or replacements may be approaching? The goal is a purchase decision grounded in the property's operating realities and your criteria.
Your Acquisition. Your Criteria. A Defined Process.
Start with an investor consultation to define your budget, funding, timing, target markets, property type and ownership strategy. From there, we coordinate a search and evaluation process around those criteria.
Our buyer services can include property identification and searches, comparable sales and purchase-price analysis, rental market assessments, operating-cost considerations, showing coordination, offer preparation and negotiation.
Once under contract, we help coordinate due diligence, inspection follow-up, contract milestones and closing. Qualified inspectors and other appropriate specialists evaluate matters requiring their expertise. Separately contracted management after closing is optional.

RENTAL ANALYSIS & UNDERWRITING
Look Past the Asking Price. Follow the Operating Numbers.
We examine rent comparables, distinguishing advertised asking rents from achieved rents when verified. An operating review considers vacancy, taxes, insurance, HOA costs, management, leasing, turnover, repairs, maintenance and potential capital replacements.
Net operating income, capitalization rate and cash-on-cash return answer different questions. We identify the assumptions behind each calculation, distinguish operating expenses from debt service and capital reserves, and consider what happens when rent is lower or costs are higher.
A projection is an estimate, not a promise. Rental restrictions, condition, insurance, financing and actual expenses require property-specific verification.
See the Assumptions Behind the Numbers.
Our first review uses a clearly hypothetical rental acquisition to show how income, vacancy, operating costs and capital reserves affect a purchase analysis. Compare a base case with lower rent and higher expenses, and see the questions we would verify on a real property.
This educational example is not a current listing, a local rent opinion, an appraisal or a record of achieved returns.

MEET THE PRINCIPALS
Rental Operations. Property Condition. Licensed Representation.
Allison Papandrew is the firm's Broker-in-Charge and leads licensed brokerage representation. Her property management career began in 2007. First Class Realty & Property Management, LLC was established in 2024.
Co-owner Andrew Mount brings experience in construction, property preservation, skilled trades, vendor coordination and maintenance operations. His perspective helps frame practical condition and ownership questions. It does not replace a licensed inspection, engineering evaluation or appraisal.
Together, they connect the acquisition conversation to the work of owning and operating rental property.
Start With the Market. Confirm the Fit for the Property.
Tell us where you want to invest. Our published service-area resources cover the Charlotte region, the Raleigh/Durham Triangle, Greensboro and Winston-Salem, and selected coastal markets including Wilmington, Leland and Southport.
We confirm acquisition coverage, property type and service capacity before taking an assignment. A location appearing in the property search does not establish our service availability there. Ask about Fayetteville/Cumberland County, High Point and other North Carolina locations so we can confirm the right arrangement.

ACQUISITION THROUGH OWNERSHIP
Closing Is a Milestone. Ownership Is the Ongoing Responsibility.
Your plan after closing should fit how involved you want to remain. We can discuss broader full-service management or limited Property Oversight & Leasing for owners who retain management responsibility and want a defined scope of support.
Acquisition representation does not require you to hire us for management or oversight. Each service has its own scope, availability and written agreement.
Full-Service Property Management
For owners seeking ongoing leasing, resident communication, rent collection, maintenance coordination and owner reporting under a management agreement.
